Derrick Banks is the lead Property Manager / Co-Owner of BBPM, Derrick was born and raised in South East  Georgia where he enlisted in the US Air Force , he's served 15 years in which he is still currently active duty. Derrick has been a certified property manager in GA for 10 years . He's experienced in properties varying from single family homes ,multi family , 10-20 unit apartments and commercial properties.

Marketing

Our experienced marketing team focuses on exposing your home the most possible tenants. Our online marketing plan puts your home on major real estate networks, such as Trulia, Zillow, Realtor.com, and Craigslist. As the owner, you do not have to follow up on online leads, respond to emails or phone calls from tenants, or be available for showings of your home. We also place your home in the CENTRAL GA MLS (Multiple Listing Service) to generate exposure through a network of top-notch online portals and show the listings to all real estate agents in the Central Georgia area. Through these networks, your home will be available online for thousands of tenants and agents to view. However, only licensed real estate agents are able to show your home.


Local marketing includes placing a yard sign in your yard to attract local drive-by traffic and word-of-mouth advertising.

Our marketing team specializes in high quality professional photography of your home, including Virtual Tours, Drone Photos, and 360° Virtual Realty Videos. Our high resolution HD images will highlight the features of your home to attract the most possible number of tenants. Virtual Tours will further allow potential tenants to “browse” your home online with stunning 360° panoramic images.

Our applicant placement criteria depends on many factors. However, based on your own criteria we might be able to match tenants with your home even if they do not match all of our required criteria. We will fully discuss all tenant placements with you before leasing your home to potential tenants. Applications from tenants are followed up with an extensive applicant screening process, including:


  • Credit report check

  • Sex offender background check

  • Previous eviction checks

  • Verification of employment, rental, and income history

COMPLETE SERVICE

WE HAVE GUIDELINES AND RULES THAT NEED TO BE FOLLOWED BY ALL TENANTS WHEN MOVING IN AND OUT OF YOUR HOME. WE WILL TAKE CARE OF ALL PROCEDURES AND COMMUNICATE THE PROGRESS WITH YOU. HARDER REAL ESTATE GROUP WILL PLACE DEPOSITS INTO OUR ESCROW ACCOUNT, INSPECT THE PROPERTY WITH THE TENANT DURING MOVE-IN AND MOVE-OUT, HANDLE REPAIRS, TENANTS COMMUNICATION, AND ALL OTHER ASPECTS OF PROPERTY MANAGEMENT. WITH OUR FULL LEASE & MANAGEMENT OPTION YOU DO NOT HAVE TO BE PRESENT OR AVAILABLE – WE TAKE CARE OF EVERYTHING AND DIRECT DEPOSIT YOUR MONTHLY RENT PAYMENT MINUS OUR FEES AND YOUR RENTAL HOME REPAIR COSTS INTO YOUR ACCOUNT.


WE ALSO SCHEDULE FOLLOW-UP INSPECTIONS WITH THE TENANT EVERY 6 MONTHS. THIS GIVES US AN OPPORTUNITY TO CHECK WITH THE TENANT IF ANY REPAIRS ARE NEEDED.

Repairs & Communications

Tenants can request repairs online through our website using our convenient maintenance request form. Repairs can also be scheduled by phone. Our team of highly professional, licensed & insured vendors will schedule the repairs, provide estimates, and perform the repairs to the highest possible standards. If necessary, we do obtain competitive bids on repair projects that exceed regular amounts.


We use the professional Rentech Direct software for our Property Management division to provide you with detailed monthly statements showing your income and expenses as well as all applicable fees. We also provide year end summary statements for all of our home owners to make your tax preparation simple and easy. In case of repairs, we do not authorize repairs unless the amount is less than $200. Any amount exceeding $200 needs your authorization. We will contact you accordingly to gain permission to perform the repairs. Your monthly rent income is deposited via ACH into your account to eliminate paper waste and for you to receive your income faster.
